“Nothing under $330,000” or “Offers above $330,000
You have been encouraged by the agent to put in an offer over the advertised price. You wait, and after a few sleepless nights, the agent calls to tell you the news. The property has been sold for 40% above the advertised price.
What happened? Well, remember that sales agents always aim for the best price for their client. Your bid showed strong interest in the property and the sales agent was able to negotiate higher offers from other buyers.
Someone paid a premium. Nice return for the vendor, a job well done by the agent.

WHAT NOT TO DO
We all know someone who has done well in property. Maybe an uncle or cousin who bought years ago for $97,000 in a so-so area that by chance became trendy. This uncle’s neighbour just sold for $550,000. Great news for your uncle but this doesn’t make him an expert.
Here comes Uncle’s advise: “That area is no good, too close to the train line” or “You’ve got to buy over this side of town”.
What Uncle doesn’t realise is that trains have not run on that line for 14 years and that suburb is currently booming. The reason that you were advised to be “that side of town” is because you have always been a favourite of Uncle’s and he would love to have you around much more often.
